The Jess family raised trout and turkeys on this land for decades, and the ponds that fed the hatchery survive as the lakes threaded through the golf course. Those water features are why parts of the neighborhood sit on soils that behave differently than the rest of the valley floor.
A lot of these houses were built for buyers in their sixties: single story, wide hallways, step-in showers, and low-maintenance yards. That's excellent bones for aging-in-place upgrades and terrible bones for open-concept entertaining — the wall between kitchen and living room is almost always the first thing to go.
Exterior changes, patio covers, and window swaps typically need architectural approval before the county will finish with you. We submit those packets as part of the job so the schedule doesn't stall waiting on a monthly meeting.
