It was excavated as the centerpiece of the 1970s development and is fed and maintained by the association. Everything about the shoreline — docks, seawalls, setbacks — is governed rather than natural.
Docks, seawalls, and anything within the shoreline setback need association sign-off beyond normal county permits. Sequencing those approvals correctly is most of the schedule risk on a lakefront job.
Reflected light and humidity age rear elevations faster than street sides. We spec materials and finishes on the lake face for that exposure, not for the front of the house.
