Ontario is one of the older cities in the Inland Empire, and it shows in the best way — deep lots, real lumber, and neighborhoods laid out long before anybody thought about a three-car garage. We remodel those homes and we build the additions and ADUs that keep families in them instead of moving out to a tract twenty miles east.

Deep lots behind older homes
A lot of Ontario parcels run long and narrow, which is close to ideal for a detached ADU or a rear addition without eating the whole yard. We lay out the footprint so the main house keeps its light.
Detached garages worth converting
Older Ontario garages sit off the alley or at the back of the drive. Converting one into a studio or one-bedroom unit is usually the cheapest square footage you will ever add.
Original wood floors under the carpet
We pull carpet in these houses and find oak more often than not. When it is there, we plan the remodel around saving it.
Remodeling in Ontario: what's actually on the ground
Every city builds differently and permits differently. Here's what we know about working in this one.
The housing stock
Ontario is two housing markets in one city. North of Holt you find 1910s-1940s homes around Euclid Avenue with deep porches, real hardwood, and mature landscaping. South Ontario and Ontario Ranch are almost entirely 2005-onward production housing — slab-on-grade, two-story, open plan, and already dated in cabinet and countertop finishes.
Where the permits come from
The City of Ontario Building Department issues residential permits, and the newer Ontario Ranch communities almost always add an HOA architectural review for anything visible from the street — patio covers, block walls, exterior paint, and solar shading in particular.
What people hire us for here
In the north end we do full kitchen and bath renovations, foundation and floor repairs, and period-appropriate restoration. In the newer south tracts, it is cabinet and countertop upgrades, converting builder lofts into fourth bedrooms, and building out the bare backyards with concrete, patio covers, and built-in BBQs.
Where we come from
One standard for old Euclid Avenue and new Ontario Ranch
Ontario asks us to work at both ends of the age range in a single city — 1920s homes near Euclid Avenue and production housing barely out of warranty in Ontario Ranch. The inland heat and wind that hit both are close cousins of what we handle daily up in Victorville.
The older homes get the structural and systems attention the desert taught us to lead with. The newer tracts get the upgrade in materials and detailing that builder-grade construction never had, so a backyard build or kitchen rebuild here is not another fifteen-year finish.
The homes of Ontario
Knowing how a house was built tells you what it will cost to change. Here's what we run into most across the city.
Plaster, coved ceilings, and small closed-off kitchens. We open them up carefully so the house still reads as what it is.
Straightforward framing and simple rooflines. These take additions well and the cost per square foot stays reasonable.
Big enough already, but dated inside. Kitchens, primary baths, and flooring are the usual scope.
Sound matters here. When we open walls we upgrade insulation and windows while everything is accessible.
The challenges here
Knob-and-tube and old panels
In the oldest neighborhoods the electrical has usually been patched more than once. We find it, price it honestly, and bring it up to code as part of the job.
Cast iron and galvanized plumbing
Fine until you open a wall. On older Ontario baths we assume some repiping and tell you before we start rather than mid-job.
Setbacks on narrow lots
Long lots are often narrow too. We check side yard clearance before drawing an addition so nothing gets redesigned after plan check.
The advantages here
Real framing to build on
Full-dimension lumber and tight framing in the older stock. When we tie new work into it, it holds.
Values that reward the work
Ontario has appreciated steadily. A good kitchen or an added bedroom does not disappear into the price of the house.
