Orange County
Remodeling Contractor Anaheim
Anaheim covers more ground than most people realize: the historic Colony downtown, mile after mile of post-war tract housing in the flats, and custom homes on the hillsides east of the 55. The right remodel looks completely different in each of those, which is why we do not quote them the same way.
Three Anaheims, three kinds of remodel
The Colony
Pre-war bungalows and Victorians with preservation rules. Sensitive kitchen and bath work, matched millwork, and systems brought current.
The flats
Post-war three-bedroom, one-and-a-half-bath tracts. Second baths, primary-suite additions, and kitchen wall removals are the highest-value jobs.
Anaheim Hills
Larger custom homes on slopes. Full kitchen rebuilds, spa-scale primary baths, and hillside hardscape with retaining and drainage done properly.
Remodeling in Anaheim: what's actually on the ground
Every city builds differently and permits differently. Here's what we know about working in this one.
The housing stock
The Anaheim Colony historic district holds a dense concentration of pre-1930s homes on the original townsite grid, while West Anaheim and the areas around Ball and Brookhurst are almost entirely 1950s-60s single-story tract homes on 6,000-square-foot lots. Anaheim Hills, by contrast, is 1970s-2000s hillside housing with steeper sites and view orientation.
Where the permits come from
The City of Anaheim Building Division handles permits. Homes inside the Colony historic district require preservation review before exterior changes, and Anaheim Hills projects often need grading and drainage detail because of the slopes.
What people hire us for here
In West Anaheim the common job is opening a 1950s galley kitchen to the living room and adding a second bathroom. In the Colony it is careful interior renovation with the facade untouched. Hills homeowners tend to want primary suite additions, deck rebuilds, and view-oriented outdoor living.
Where we come from
Steady standards for Anaheim's mixed housing
From the Colony's older homes to the post-war tracts that fill much of the city, Anaheim is a place where remodels stack on top of previous remodels — and previous shortcuts.
Building where an error shows up fast made us thorough about what came before. We open things up, document what we find, and rebuild it correctly, so the next contractor inherits good work instead of another mystery.
The homes of Anaheim
Knowing how a house was built tells you what it will cost to change. Here's what we run into most across the city.
Real craftsmanship and real restrictions. We build to the preservation standards rather than fighting them.
Compact plans with good bones and room on the lot. Additions here are straightforward and pay well.
Bigger scope, bigger structure, and drainage that has to be engineered rather than guessed at.
The challenges here
Slab foundations
Moving plumbing in a slab house means cutting and repouring concrete. We price that honestly instead of pretending the sink can move for free.
Hillside drainage
Retaining walls and patios above a slope need real footings and real drainage. Skipping that is how neighbors end up in lawsuits.
The advantages here
Second bathrooms transform the flats
Going from one and a half baths to two full baths changes both daily life and resale in these neighborhoods.
Outdoor living works year-round
Covered patios, outdoor kitchens, and built-in BBQs get used twelve months a year here.

Punch list and warranty
We walk the finished job with you, fix what is on the list, and stand behind the work after the last invoice.
Anaheim questions we get
Do you take Anaheim projects from Victorville?
Yes, for remodel-scale work. We schedule the crew to stay on the job continuously rather than bouncing back and forth.
Can you move plumbing in a slab home?
Yes — we cut, reroute, inspect, and repour properly. It is normal work, it just needs to be in the estimate from day one.
