Orange County

Remodeling Contractor Orange

The City of Orange is our anchor in Orange County — Old Towne bungalows, 1960s ranches, and newer neighborhoods east of the 55. We take larger remodels and additions across OC, and Orange is where most of that work starts.

Remodeling in Orange: what's actually on the ground

Every city builds differently and permits differently. Here's what we know about working in this one.

The housing stock

Old Towne Orange is one of the largest National Register historic districts in California — Craftsman, Victorian, and California bungalow homes largely built between 1890 and 1930, with narrow lots and detached rear garages. Outside the plaza, the city is dominated by 1950s-60s tract ranches, plus newer infill near Chapman and the Orange Park Acres equestrian lots.

Where the permits come from

The City of Orange Community Development Department handles building permits, and anything inside the Old Towne district also goes through historic design review before Building & Safety will issue. Window replacement, porch changes, and street-facing additions get the closest look.

What people hire us for here

In Old Towne we do interior kitchen and bath renovations that leave the street elevation untouched, plus rear ADUs over old garages. Outside it, the work is mid-century ranch kitchen openings, second-bath additions, and re-piping and rewiring discovered mid-remodel.

Where we come from

Built to last in Old Towne and beyond

Orange is a gentler climate than the one we trained in, but it is far less forgiving of sloppy work. In a historic district, every exposed joint, casing profile, and roofline is going to be looked at closely — by neighbors, and by design review.

The precision the desert forced on us translates directly. When you have built where thermal movement will open any joint you cheated, you get in the habit of doing it right the first time. That is exactly the standard an Old Towne remodel needs.

The homes of Orange

Knowing how a house was built tells you what it will cost to change. Here's what we run into most across the city.

Old Towne bungalows

Narrow lots, real wood detail, and kitchens that were never meant for how people cook now. We reconfigure them carefully and keep the character intact.

1960s and 70s ranches

The classic OC remodel: pop the kitchen wall, add a proper primary bath, and the whole house lives differently.

Two-story tract homes

Great bones, dated finishes. Cabinetry, tile, and lighting do most of the work here.

Garage conversions and JADUs

Tight lots make interior conversions the smart way to add a unit, and we build them to code and to spec.

The challenges here

Tight lots and close neighbors

Staging, dust control, and clean job sites matter more here. We protect the property and keep the street presentable.

Design review on older streets

Some blocks have design expectations. We build to them so the finished work looks like it belongs.

The advantages here

High return on quality work

Orange County buyers notice craftsmanship. Real tile work and real carpentry pay for themselves here.

Worth the drive

We travel for larger OC remodels, additions, and ADUs — and we bring the same crew that builds our High Desert jobs.

Start to finish in Orange

From the first inspection of your home to the final inspection by the building department — this is exactly how a project runs.

  1. 01

We walk your home with you

Delshawn meets you at the property in Orange, looks at the space you want changed, and listens to what you actually want out of it. No sales pitch, no pressure — just a builder telling you what is possible.

  2. 02

    A straight estimate

You get a written scope and price that spells out what is included, what is not, and roughly how long it will take. If something is likely to change once walls are open, we say so up front instead of surprising you later.

  3. 03

    Selections and materials

We help you pick tile, cabinets, fixtures, and finishes that fit the house and the budget, then get long-lead items ordered early so the crew is never standing around waiting on a delivery.

  4. 04

    Approvals handled

When the job needs plans, permits, or an HOA sign-off, we take care of the paperwork and the inspections. You should be picking finishes, not sitting at a counter downtown.

  5. 05

    Build with one crew

The same team that started your job finishes it. Site protected, work area cleaned at the end of the day, and a weekly update so you always know what happens next.

  6. 06

    Walkthrough and warranty

We walk the finished space with you, fix anything on the list, and stand behind the work. Most of our Orange jobs come from someone we built for before.

Orange questions we get

Do you serve all of Orange County?

For larger remodels, additions, and ADUs, yes. Call with your location and project and we will tell you honestly whether it makes sense for both of us.

Is there a minimum project size out here?

For jobs outside the High Desert we focus on full remodels and additions rather than small repairs, simply so the schedule works for you.
