Remodeling in San Diego: what's actually on the ground

Every city builds differently and permits differently. Here's what we know about working in this one.

The housing stock

San Diego's neighborhoods vary more than most cities. North Park, Kensington, and Normal Heights are dense with 1920s craftsman bungalows and Spanish revivals on small lots; Clairemont and Serra Mesa are 1950s-60s single-story tracts; Carmel Valley and Rancho Peñasquitos are newer two-story stucco. Coastal homes carry salt-air corrosion on fasteners and flashing that inland homes never see.

Where the permits come from

Permits run through the City of San Diego Development Services Department, which has a well-used online submittal process. Properties inside the Coastal Overlay Zone need a coastal development permit on top of the building permit, and that timeline should be planned for, not discovered.
